Situated at the southern tip of the Iberian Peninsula, Gibraltar is a British Overseas Territory almost entirely surrounded by sea, connected to mainland Spain only by a narrow isthmus. Exceptionally well connected, Gibraltar International Airport offers regular services to London Heathrow and Gatwick, as well as Bristol, Birmingham and Manchester, while Málaga is only just over an hour away. The recently published UK–EU draft agreement on Gibraltar is also set to improve ease of access between Gibraltar and Spain, while opening the possibility of direct Gibraltar–EU air routes, further enhancing the area’s long-term accessibility and appeal.

How much does a Mediterranean marina berth cost to rent?
Berth rental costs depend on where in the Mediterranean you plan to moor and whether private berth owners are allowed to rent out their berth.
- As an indicative reference (Costa del Sol examples):
- 15m berth in Marina Duquesa: ~€10,000/year
- 15m berth in Puerto Banús: €16,000+/year (and potentially higher)

How much does a Mediterranean marina berth cost to buy?
Purchase prices vary widely by country, region, marina, and concession time remaining (where applicable). There is no standard price across the Mediterranean.
Indicative examples:
- 12m berth with ~10 years left on concession: €40,000+
- 12m berth with ~25 years left on concession: €90,000+ (or more)
In addition, most marinas charge annual maintenance/community fees, for example:
- 15m berth: ~€3,000–€4,000/year
- 12m berth: ~€2,000–€3,000/year

What is an “end concession date”?
Many marinas operate under agreements with the relevant authority to build and/or manage the marina for a fixed period (the “concession”). The end concession date is when that operating period ends under the current agreement.
What happens when a concession ends?
Authorities typically have options, such as:
- Renewing with the existing operator, or
- Tendering the operation to other marina operators
In some cases, marinas may receive extensions beyond the original end date.
What happens if I own a berth when the concession ends?
In many concession-based systems, buying a berth often means buying the right to use that berth until the concession end date (not necessarily permanent ownership of the seabed/port).
In practice, existing berth holders are often treated as long-standing users, and may be offered:
- the option to extend to a new end date (if the concession is extended), or
- first opportunity to renew/re-purchase usage rights under the next concession period
Terms vary by marina and jurisdiction.
What other costs should I allow for if I buy a berth?
Costs differ by country and marina, but commonly include:
- Taxes/transfer charges
- Legal/solicitor fees
- In some jurisdictions: notary processes and formal deeds
- If buying from a new marina: VAT may apply (rate depends on jurisdiction)
A common budgeting approach for a private resale purchase is allowing ~10% for transaction costs (taxes + legal), but this varies.
Can I sub-let my berth if I buy one?
Not always. Many marinas do not allow sub-letting, while others do (with conditions). If sub-letting is permitted, private rental rates may be lower than official marina tariffs.
Is there any flexibility on boat size for a berth?
Usually, your vessel must fit within the berth’s maximum length and beam:
- A boat longer than the berth length typically requires the next berth size up
- Beam is critical; some marinas also require beam to include fenders
Why not just rent a berth?
Renting can work well, especially short-term. Over many years, however, total rent paid can exceed the cost of buying usage rights—similar to renting vs buying property. The trade-off is that buying requires upfront capital and is tied to resale conditions and concession timing.
What is the best way to get my boat to the Mediterranean (and Gibraltar)?
Options depend on origin and vessel size:
- Overland transport (common for smaller boats)
- Shipping by sea
- Sailing down (sometimes with an RYA-qualified skipper for support/training)
Is my boat safe in Gibraltar marinas and Mediterranean marinas?
Most marinas offer strong baseline security such as:
- CCTV/video surveillance
- Access control
- On-site staff monitoring
Security levels still vary by marina—ask about on-site measures, insurance requirements, and incident protocols.
What are facilities like in Gibraltar marinas?
Most full-service marinas (including Marina Bay Gibraltar and Ocean Village Marina) typically offer core amenities such as:
